Consultation and Staging Report designed for the DIY with an Eye for Design
This is the first step in preparing your home to list. An intensive in-home consultation will provide objective, expert advice on how to best highlight the home's potential to ensure maximum return on your staging investment. The consultation will begin at the outside curb and cover every room in the house using our 8-step design process. We will offer some of the following recommendations to assist you in your pre-market prep:

The consultation prepares the home for staging, using the existing items in the home. The focus in on the homeowners to get the home in top condition. The homeowners will get all the answers, a shopping list including vendors to help with the staging process. This service can take up to 2 hours, additional charges may apply on homes larger than 3500 sq. ft.
Mini Makeover
Feeling Overwhelmed after the initial Staging Consultation? This service is about rolling up our sleeves, following the detailed Staging Report and working together to start staging the main areas of the home right away. We will maximize the presentation of the space by rearranging or editing/removing any of the existing furnishings, artwork and accessories. We will stage the rooms most important to your potential buyer:
Family/great room I Kitchen I Master Bedroom/bath I Dining Room
Should your home need additions furnishings or accessories, we will provide an additional services for furniture/accessory rentals or a shopping list, including vendors.
This option is perfect for the homeowner on a budget or when the homeowners’ belongings are current with design trends that will appeal to the targeted buyer, but some help is needed to maximize the home’s design potential.
This is a critical service needed just before professional MLS photos are taken, because we style each space for maximum impact.
The Works
For homes that needs more updates in furnishings or decor, we will come in and maximize the presentation of the space by rearranging or editing the homeowner's furnishings and accessories. We typically bring in mirrors, art, textiles, lighting and some staging items like coffee tables, accent chairs, accent pillows.
We will work with your existing furniture, but we also can coordinate stylish, high quality rental furniture in order to create an inviting, cohesive look.
Because every project is unique, we are happy to provide a staging proposal for your property based on your needs and budget.
This option is best for the home that may need a bit more work to get your home in top shape that will most appeal to your potential buyer.

Vacant Home Staging
Most often, we recommend staging the entire main level, the master bedroom and bathroom, plus any recreation room/bonus room/media room and any undefined or challenging spaces of a vacant house. Your professionally staged home will stand out amongst its competitors on the market.
This service includes fine home furnishings from our inventory, artwork, lighting, area rugs and accessories chosen to create warmth, scale, harmony and cohesion. These items are rented from Yellow Door Home Staging on a 3 month contract with an applied design/staging and move-in/move-out fee.
